RoofSmart installs metal roofs across Greater Seattle.
A metal roof is only as good as the team who installs it. We start with a diagnosis, not a sales pitch.

Standing seam and stamped metal, both installed by our in-house crew, plus copper.
Standing seam and other metal panel systems, in 24 or 26 gauge. We're a ProVia authorized metal-roofing contractor.
Metal shingles that look like cedar shake, slate or tile. We're an EDCO and Kassel & Irons authorized installer.
RoofSmart offers copper roofing. Near salt water, it's our top choice.
It weathers from penny bright to brown to a protective blue-green patina, usually in about 5 to 7 years near the coast.

It can outlast asphalt and wood roofs by decades (InterNACHI). Ask about it at your SmartMatch.
We install 24 and 26 gauge, and we recommend 24 gauge steel as the best overall value.
We're also a member of the Metal Roofing Alliance (invite-only), NRCA and the Western States Roofing Contractors Association.
Most manufacturer credentials are contractor programs, not awards. See all of them on our credentials page.
Our metal roofs ran about $18.50 per sq ft base, plus tax. The median base price was about $39,700. For standing seam, the middle half of our quotes ran about $30,200 to $51,600 base, plus tax.
Those are base rates from 569 average RoofSmart jobs in the last 12 months, with outliers left out, before add-ons, steep and pack charges.
On the same jobs, asphalt shingle base was $9.42 per sq ft. Metal costs more upfront.
Your price depends on the material, panel style and your roof. We price yours after a free SmartMatch Needs Analysis, and financing includes 0% for 18 months.
In our experience, it's usually one of three things.
The long-life claims belong to PVDF. A cheaper finish doesn't earn them.
Overhanging trees can cause excessive wear on metal.
This is the big one. Panels go up easily. The edges need custom-fabricated details, and that's where inexperienced installers fail.
When you compare metal bids, ask who fabricates the edge details and how. Then book a SmartMatch and ask us the same question.
Diagnosis first, then options. Every SmartMatch visit is documented on our field form: layers, pitch, flashings, venting and moisture in the attic.
“They gave me options of just fixing those items or replacing the roof. I opted to replace my roof with a metal roof.”
Diagnosis, then options. You get a plain-English findings sheet: repair, replace or monitor. If you don't need a new roof, we say so.
If you do, your proposal shows options side by side, and we recommend one that fits your goals.
Install. A typical replacement is about 3 days on site.
The full process is typically 3 to 4 weeks, including 1 to 2 weeks of scheduling and prep.
Our in-house crew of 4 to 5 all have previous roofing experience. They review the roof photos the first morning.
If we find rotted wood and can't reach you, we go ahead with the needed repair. We get your permission before any other major change.
Tell us about your roof and we'll set up your free SmartMatch Needs Analysis.

TripleGuard™ applies to metal roofs, except ag or barn metal.
On eligible roofs it's lifetime workmanship and lifetime material coverage, plus a promise the work meets code.
It covers roofs built to our expert design. We can't warranty a budget build.
Your roof is fully flat. Metal needs some slope so water runs off.
Some standing seam can go on a low-slope roof, but not a flat one. See our flat roof page.
“…we didn't ever want to have to worry about replacing our roof again.”
“Working with RoofSmart was the best contractor experience I've had in 55 years of home ownership.”

With a PVDF paint system, a metal roof can last 40 to 70 years. That's long enough to be the last roof you buy.
The number belongs to PVDF, though, not cheaper finishes. So on any metal bid, ask which paint system is on the panels.
Metal with a PVDF paint system resists rust. That's the paint system doing its job, so it matters as much as the metal under it.
Near salt water we go further and advise against steel altogether, even where a manufacturer would warranty it.
Aluminum or copper is the better call there.
Metal with a PVDF paint system handles our rainy climate well and resists rust. The panels are rarely the weak spot. The edges are.
They need custom-fabricated details, and that's where inexperienced installers fail. Ask about the edge details on any metal bid.
Yes, but skip steel. Some manufacturers will still warranty PVDF-finished steel standing seam near the coast. We advise against it anyway.
Use aluminum instead. It can run about 10% more, which makes it an easy call. If you want the top choice for salt air, it's copper.
24 gauge. We install 24 and 26 gauge, and we recommend 24 gauge steel as the best overall value.
No. Manufacturers require a clean deck install, so all existing layers are removed.
Code allows standing seam metal down to a 1/4 inch rise per foot, and metal shingles need at least 3 inches per foot.
Many products need more, and we follow the manufacturer's minimum.

No. No roof warranty covers moss removal, any more than car washes are included with your car warranty.
