The short answer: three recent RoofSmart roof replacements in Tacoma cost between $62,536 and $77,261, plus tax.
That was $77,261 for an aluminum standing seam metal roof, $67,908 for a 24-gauge steel standing seam roof, and $62,536 for a PVC flat roof.
Each price includes the repairs and upgrades that house needed, not just the roofing material.
Most roofers won't tell you what a roof costs until they're sitting at your kitchen table. We'd rather show you.
RoofSmart is a Kent-based roofer with thousands of roofs since 2011. We do 500+ full replacements a year, and our own crew does every roofing project.
Below are three Tacoma roofs RoofSmart signed and completed in the past year.
Each shows the contract price (plus tax), what the homeowner got, and what went to the roof versus the repairs.
Your price will depend on the size and pitch of your roof, access, the material you pick, and what we find under the old roof.
For a standard asphalt shingle roof, our base is $9.42 per sq ft, about $23,500 for a 2,500 sq ft roof before add-ons, plus tax.
The SmartMatch visit is free when there's no active leak. If your roof is leaking now, a repair visit is $475.

"They were up front and honest about the cost, worked with our insurance, and did a great job on the roof itself.
Very professional and on top of everything."
Kathy N., Tacoma, WA, GuildQuality
"They did a top-quality project.
The supervisor in charge of the project and the selling agent were in good communication with me.
I was very happy overall with the whole process. They were very respectful of my property.
They did what they said. I really enjoy looking at my new roof. It looks nice!"
Rocky L., Tacoma, WA, GuildQuality
We follow Tacoma's rules and pull permits as needed. Every job is different, and a basic reroof usually doesn't need one.
| Job | Tacoma rule |
|---|---|
| Full tear-off and reroof | Usually permit-exempt for a house or duplex when the old roofing comes off and the framing stays the same. Unreinforced masonry homes are the exception. |
| Overlay or roofline change | Needs a permit. An overlay also needs a pre-roof inspection. We don't do overlays: we tear off to a clean deck. |
| Historic districts | In North Slope and Wedge, work that needs a permit on a contributing home also gets Landmarks review. Simple projects often take 2 to 4 weeks. |
Exempt work still has to meet code. Unincorporated Pierce County has its own permit rules.

Our permit guide is linked at the end of this page.
| Area | Homes and roofs |
|---|---|
| North Slope and Wedge | Victorian, Craftsman, Colonial Revival and Foursquare homes built 1881 to 1955. Most roofs are pitched, gabled or hipped, and were first built for wood shingles. |
| North End near UPS | Buckley's Addition and College Park mix Queen Anne, Colonial and Tudor Revival, Foursquare and Craftsman homes, plus Minimal Traditional in College Park. |
| West End and West Slope | Mostly 1940s and 1950s ramblers, split-levels and Modern homes. Low-pitched gable or hip roofs, some flat, with some built-up gravel roofs still on low slopes. |

| Number | What it means |
|---|---|
| 40.81 in | Average yearly precipitation. About 76% falls October through March, and November is wettest at 6.50 in. |
| About 156 days | Days a year with measurable rain, so wet roof work is the norm here. |
| 110 mph | Tacoma's residential design wind speed. Exposure is set site by site. |
December 2006. The Hanukkah Eve storm gusted to 69 mph at McChord.
It cut power to 60,000 Tacoma Power customers and closed the Narrows Bridge overnight.
Moss is a western Washington fact of life.
WSU Extension says our cool, damp climate favors it, it grows mostly in fall, winter and spring, and left alone it shortens roof life.
Moss can work under shingle edges and loosen them, worst on cedar. Skip the pressure washer.

1. SmartMatch first. We diagnose the roof and attic, talk through your goals, then recommend. If you don't need a new roof, we say so.
2. Clean-deck install. Every old layer comes off. Our own crew does the work, about 3 days on site on average.
3. TripleGuard™. Lifetime workmanship and lifetime material coverage on eligible roofs, plus a promise the work meets code.
If the cheapest bid is the goal, we're not your roofer. TripleGuard covers roofs built to our expert design. We can't warranty a budget build.

RoofSmart follows Tacoma's rules and pulls permits as needed. Every job is different, and a basic reroof usually doesn't need one.
Inside city limits, a full tear-off and reroof of a house or duplex is usually permit-exempt under TMC 2.02.540.
That applies when the old roofing comes off, the framing doesn't change, the home isn't unreinforced masonry and the code's other conditions are met.
Overlays and roofline changes need a permit. Unincorporated Pierce County has its own rules.
No. RoofSmart removes every existing layer, because manufacturers require a clean-deck install.
Tacoma does allow one overlay layer with a permit and a pre-roof inspection, but we tear off to the deck on every replacement.
A RoofSmart roof replacement takes about 3 days on site on average: tear-off, new roof and finish.
The full process typically runs 3 to 4 weeks, including 1 to 2 weeks of scheduling and prep. That holds for metal roofs too.
Yes, a shingle roof can be replaced in the rainy season when the rain is light, but crews stop for heavy downpours.
We tear off in small sections and seal the deck as we go. Expect a winter job to take 10 to 20% longer.
Flat roofs need a full tent, so they usually wait for dry weather unless there's an active leak.
The right roof for your Tacoma home depends on what we find on your roof first, and then on your budget and how long you plan to stay.
Asphalt shingles cost less up front, and we install GAF, CertainTeed and Owens Corning.
Standing seam metal costs more. Two of the three Tacoma jobs on this page were standing seam metal.
We also install flat membranes: PVC, TPO, torchdown and Duradek.
North Slope and Wedge are historic districts. For work there that needs a permit, the city's guidelines accept composition roofs.
The same guidelines call metal roofs "not acceptable for historic homes."
Moss is maintenance, and no roof warranty covers moss removal, "any more than car washes are included with your car warranty."
WSU Extension says western Washington's cool, damp climate favors moss, which grows mostly in fall, winter and spring.
Moss can work under shingle edges. Don't pressure-wash it off.
