What to Expect After Signing Your RoofSmart Project

  • Scheduling: Our Production Coordinator, Andrew, builds our schedule every Wednesday. Most projects start within a few weeks to a couple of months, depending on the weather and crew availability.
  • Preparation: You don't need to be home! Just clear your driveway, move outdoor furniture/plants away from the house, and secure loose wall hangings indoors to protect them from vibrations.
  • The Job: Roofing is loud and messy. We clean up daily, but expect a construction zone until the final day when we do a meticulous magnetic nail sweep.
  • Wrap-Up: We'll share a full photo history of the build. Once you review the final punch list, Katie will finalize your billing and register your product warranties.

 

You’ve signed the contract. Now what?

Here’s a clear, realistic look at how your project will actually unfold — from scheduling through completion. We believe the best projects happen when everyone knows what to expect, so we’re laying it out plainly.

How We Schedule Your Project

We review new signed projects every Wednesday. Andrew, our Production Coordinator, leads this process. He reviews the details, identifies any questions or specialty needs, and works with the team to determine the right crew and any additional trades required (carpentry, drywall, gutters, insulation, etc.).

Because multiple teams are often involved — even if they’re all part of RoofSmart — we coordinate schedules the same way a general contractor would. The start date depends on crew availability, the specific skills needed for your job, and the weather forecast. 

Most projects can start anywhere from a couple of weeks to a few months after signing. Once we have everything lined up, Andrew will contact you with your reserved start date and a good estimate of how long the work should take.

Communication During the Project

When we schedule your work, we’ll give you a clear idea of the expected duration.

If everything goes according to plan, you probably won’t hear much from us during the project. We’ll reach out promptly if something changes, if we need your input on a decision, or if we discover something that requires a change order. Otherwise, our focus is on getting the work done efficiently and cleanly.

Preparing Your Home & Property

A little preparation on your end helps the job move faster and reduces the chance of anything getting damaged. Here’s what makes a real difference:

  • Plan to park on the street! Your driveway will be blocked by equipment. Plan accordingly!
  • Clear anything in the work area or “drop zone” that could be hit by falling debris or tools. If a dropped hammer could ruin it, move it.
  • Move planters, lawn furniture, hanging plants, and other items near the house.
  • Satellite dishes on or near the roof area should be relocated beforehand — we can handle removal and disposal if needed.
  • If you have something precious or difficult to move that’s near the work area, let the crew leader know when they arrive. They want the job to go smoothly for you too.
  • Take a quick look inside at items near exterior walls or ceilings (especially chandeliers, pictures, or anything loosely mounted). Vibration from the work can sometimes cause things to shift.

What to Expect While the Work Is Happening

Big roofing projects are inherently disruptive. When crews are tearing off old material and bringing in new, your property can look pretty rough in the middle of the job — debris, materials, and equipment everywhere. This is normal.

We do multiple rounds of cleanup throughout the project and at the end of each day. By the time we finish, the site will be left reasonably clean. However, with grass, flower beds, and soft dirt, it’s practically impossible to get every single scrap even after several cleanups. We appreciate you keeping an eye out and letting us know if anything was missed.

Photo Documentation

Our team takes photos throughout the project to document the work as it progresses. At the end, we’ll share a complete set with you so you have a clear record of what was done.

Completion & Handover

On the final day we’ll do a thorough cleanup, including a magnetic nail sweep. We’ll walk through the completed work with you and address any items on your punch list (we ask that you submit one written list so we can take care of everything efficiently).

Katie handles the final billing and warranty registration. Once everything is complete and payment is settled, she’ll make sure your warranties are properly registered and send you the documentation.

After Your Project Is Complete

You should now have a solid, properly installed roof system. To help protect your investment long-term, we recommend an annual inspection of flashings, penetrations, and overall condition. Catching small issues early prevents bigger problems later. You can do it yourself, or we have a whole maintenance and repair division to keep an eye on things for you.

Frequently Asked Questions

What happens if you find rotted wood under my old roof?

It’s impossible to see the exact condition of your roof deck (the wood sheeting) until the old materials are completely torn off. If we discover rotted, warped, or damaged wood, we will document it with photos immediately. Replacing damaged decking is crucial to ensure your new roof has a solid foundation and your warranty remains valid. We will contact you right away with a clear breakdown of the extra materials and labor needed before we proceed with the fix.

Do I need to be home while the work is being done?

No, you do not need to be home! Our crews work entirely on the exterior of your property. All we need is access to an outdoor power outlet and a clear driveway/perimeter. In fact, because roofing is incredibly loud and disruptive, many homeowners prefer to plan a day out, run errands, or work from a coffee shop while the heavy tear-off is happening.

What happens if it rains on my scheduled start date?

We track local weather forecasts like hawks. If there is a high chance of rain, snow, or high winds, Andrew will contact you to reschedule or adjust your start time. We will never tear off your old roof if there is a risk of exposing your home to the elements. If unexpected weather moves in mid-project, our crews are trained to quickly and securely tarp and protect your roof until it clears.

Will my yard or landscaping be damaged?

Roofing is a heavy construction process, but we take extensive precautions to protect your property. We use tarps and specialized netting to shield your flower beds, bushes, and decks from falling debris. While we do multiple meticulous sweeps with magnetic nail finders, please note that a stray nail or piece of felt can occasionally hide in thick grass. Walking your property in sturdy shoes during and right after construction is always a smart idea!

How does the delivery of materials work?

Often, your roofing materials (shingles, underlayment, vents) or equipment will be delivered to your property 1 to 2 days before the crew arrives. The delivery truck will need space in your driveway to drop these heavy pallets. If you have a specific preference for where materials should be placed (or where they absolutely cannot go), please let Andrew know as soon as your start date is locked in.
