On a simple 4/12 house, a basic architectural-shingle roof from RoofSmart runs about $8.14 per sq ft for the roof alone, and a typical project runs about $13.10 per sq ft once the extras most jobs need (gutters, ventilation, mold treatment, and spot sheathing) are added. On a 2,500 sq ft roof, that's about $20,400 for the roof alone and $32,800 to $39,000 for a typical project, depending on the shingle. Both are before sales tax.

Seattle market context. Published averages for a Seattle roof replacement are lower than full-service bids. Angi puts the Seattle average at $12,646 (August 2026), and InstantRoofer puts it at $14,211 (October 2026). Both mix in smaller roofs and lighter scopes. A full-service architectural tear-off on about 2,500 sq ft, with ventilation and deck repair, usually lands around $20,000 to $35,000. Our own 2,500 sq ft numbers are above: $20,400 for the roof alone and $32,800 to $39,000 for a typical project.

The roof-only price includes tear-off, haul-away and disposal, underlayment, starter, flashing, and pipe boots. It is not an install-only or overlay price. The project price is the same bid with the extras still in. On this house they were the same on every shingle, and they total $8,728:

Not every roof needs every extra. That's why we keep the two numbers separate: the roof price tells you what the shingles cost, and the project price tells you what a typical job here costs.
For comparison, InstantRoofer's Seattle cost page shows $14,211 for an asphalt roof on 1,994 sq ft, or $7.13 per sq ft, as of October 2026. That figure is an average of prices contractors enter in their app. Ours come from real RoofSmart proposals.
Seattle market context. K Single Corp publishes $4.50 to $7.00 per sq ft installed for Malarkey Vista shingles. Compare that with our $8.14 roof-only rate, not the project rate. Published rates often don't say what they cover, so ask any bidder what's in the number.

On our 2026 proposals, an architectural asphalt roof ran $8.14 to $10.65 per sq ft for the roof alone on a simple Federal Way house, depending on the shingle: Owens Corning Oakridge, CertainTeed Landmark, or CertainTeed Northgate. On a Maple Valley house, Oakridge was $9.19 per sq ft and CertainTeed Landmark Flex was $11.22. All are before tax.
Asphalt comes in three broad grades:
Seattle market context. Asphalt is the most common roof in Washington (InstantRoofer, October 2026). The InterNACHI life-expectancy chart gives about 20 years for 3-tab and about 30 for architectural shingles.
Shingle packages that once said "30-year" or "50-year" now mostly say "Limited Lifetime." That label describes the shingle manufacturer's warranty, usually tied to the original owner of the house. Maple Valley, August 2026: basic roof check. 1,919 sq ft at 4/12, one layer torn off. The Owens Corning Oakridge bid was $17,635 ($9.19/sq ft). No gutters, and 15 sheets of known-bad decking were inside the price. Upgrades on the same roof, the same day:

Seattle, June 2026: steep roof and metal check. 1,226 sq ft at 9/12, bad access, vented deck included in the metal options. Gutters were quoted separately (107 ft of 6-inch K-line, $1,743) and are not in these numbers.

Same company, same year. The Maple Valley roof had more area but cost less, because pitch, access, and deck work moved the price more than size did.
Rot often can't be seen until the old roof is off, which is why sheathing beyond the known-bad sheets is billed as time and material on our proposals. A slow leak left for another Seattle winter usually means more rot and mold, and sometimes framing work. Waiting rarely makes a roof cheaper.
Laying new shingles over an old layer is sometimes legal. In Seattle it's usually a mistake, because the old layer hides wet decking and traps moisture. It usually rules out the shingle manufacturer's enhanced warranties, which require a tear-off.

You pick the path. If the roof is leaking right now, $475 sends a RoofSmart repair tech straight to your roof. That dispatch fee covers a typical two-person crew for the first hour. Every hour after that is $125 per worker, plus materials, and most repairs take at least 2 hours. Repairs average $600 to $3,000, and the range depends on the roof type. A $30,000 job is a replacement, not a repair. Moss removal and routine maintenance are paid services. No roof warranty covers them, any more than car washes are included with your car warranty. For a real comparison, 24-gauge standing seam on a steep 1,226 sq ft Seattle roof was $41,267 on our June 2026 proposal. Many Seattle flat roofs also need rigid insulation on top of the deck to stop condensation, so a flat roof isn't priced like shingles.
The $8.14 roof-only rate doesn't. The $13.10 project rate on the Federal Way job does: $2,145 for 103 ft of 5-inch K-line with 4 downspouts.
A square is 100 sq ft of roof surface, measured on the roof, not on the house footprint. A 1,761 sq ft roof is about 17.6 squares.
For a job inside Seattle city limits, add 10.55% (October–December 2026). Tax isn't included in any bid on this page. On a $20,400 roof, that's about $2,152.
A per-square-foot rate prices the roof itself. Most jobs need more than that. On our Federal Way job, the roof was $14,343, and five extras added $8,728: gutters $2,145, attic mold treatment $4,685, ventilation $1,456, four sheets of bad sheathing $422, and a $20 fascia cut. The project came to $23,071. Not every roof needs every extra, so each one is its own line on the proposal.
It depends on the roof's area, not the house's. A two-story house stacks its floors under one roof, so its roof can be much smaller than its floor area. A one-story house has more roof, and overhangs, pitch, and an attached garage add more.
