In this article, you will learn about RoofSmart’s inspection process so that you know what to expect when one of our Meticulous Roofing Nerds comes to see you. You’ll also be aware of what we look for during inspections and what you need to contribute to maximize the process.
What to expect during a roof inspection
In order to have the best inspection possible, you should know what our process looks like. This section is all about what your estimator—also known as your own personal Meticulous Roofing Nerd—will be doing during the inspection.
The inspection will take 60-90 minutes. During this time, your Meticulous Roofing Nerd will do a thorough assessment of your roof and the surrounding areas. Your Nerd will look at:
- Siding
- Soffit
- Gutters
- The shingles/the roof itself
- The ceilings inside your house
- The attic
In the attic, your Meticulous Roofing Nerd will look for these things:
- Ventilation issues
- Mold
- Rot
- Leaks
- Pests
- Improper insulation
- Air leakage
- Other weird stuff
As your Nerd is looking at all of the areas, they will be taking pictures of any issues or points of concern that they find. This makes it easy for the rest of our team to see what needs to be fixed during the roof repair or replacement. This also provides us with a clear record of what your roof looked like before we worked on it. And of course, we can also share what we found with you!
All of these areas are important components to examine because they all impact the quality of your roof system. If there is an issue in any of these areas outside of the roof, just putting on new shingles is not going to solve your problem.
We want to address ALL relevant existing issues with your roof so that you do not have more problems down the line.
What should I be doing during the roof inspection?
It’s essential that you are an active participant in this inspection process, so make sure that you have set aside this time in your calendar to chat with your Nerd about your roof. This is a collaborative project, especially when it is time for you and your Meticulous Roofing Nerd to discuss the findings.
Your Nerd will ask you questions throughout the whole inspection, but here are some key questions that they will ask in the beginning:
- What year was this current roof put on?
- Do you know who did the current roof? If so, who was it? What grade of contractor were they (i.e. someone experienced or the cheapest option)?
- Was this house flipped? Have there been any major remodels done? If so, when?
- How old is the house?
- Are there any problems with the roof or the surrounding areas that you’re already aware of?
- Why did you call? Why did you choose to call now?
These questions and more will give your Meticulous Roofing Nerd some context about the history of your house and roof. This is important because it will give them an idea of what they are working with and it will help them to anticipate some issues your roof may have based on things like the age of the roof or issues you’ve noticed already.
You will be directly involved in the inspection process because we’re looking for your input as we go. This is your opportunity to let us know what you’re thinking and what your priorities for the roofing project are.
We also want to introduce you to the problems that we find at that moment so that together, we can discuss options.
What happens after my roof inspection?
At the end of the inspection, you and your Meticulous Roofing Nerd will begin discussing the proposal they have built for you. This may be the same visit as the inspection, but depending on the complexity and time available, it’s often a 2nd visit.
Going over the proposal is a continuation of the conversation about the roof you both started during the inspection, so you should be prepared to share your thoughts with your Nerd. To allow plenty of time for this in-depth conversation, it will take about 1 to 2 hours.
They will put together a rough draft that’s going to have a combination of recommendations based on our conversation. Then they’re going to go over alternatives, and trade-offs, and then make a final recommendation.
At this point, you’ll provide your Nerd with your thoughts on the proposal. If there’s more than just one way to resolve your roof issues, we want to get your input and find a solution that works best for you. We call this our SmartMatch Needs Analysis!
Providing your thoughts on the proposal is crucial for your Meticulous Roofing Nerd to understand what you are thinking: Did they provide satisfactory solutions for your roofing issues? Do you have any concerns about anything in the proposal? Is there anything you want to take out? What do you care most about when it comes to fixing your roof?
The goal of this discussion is to build a proposal that is custom-tailored to your specific roofing needs and wants. We’re here to provide expert advice and exceptional service and to guide you through your options so you can choose the best fit for you.
What if they can’t give a proposal right away?
In the case that many issues are going on with your roof or you’ve requested a more technical and complicated project, your Meticulous Roofing Nerd may have to take some time after the inspection to make sure that they create a proposal that is a good fit for you.
You can expect them to set a follow-up appointment with you and anyone else who should have an opinion about the project.
