SmartMatch™ Needs Analysis: Matching the Right Roof to Your Home and Plans
Short answer: The right roof depends on your house and your plans. A SmartMatch™ Needs Analysis documents your roof’s slope, layers, attic, and venting. Then we match options to how long you’ll stay, your budget comfort, and your style, not to one house brand. Here’s how SmartMatch™ documents your roof and attic.
- The right roof depends on your house and your plans: how long you’ll stay, your budget comfort, and your style.
- Slope, layers and deck, attic venting, and penetrations narrow which options make sense.
- We present roof options as options, not a ranking. SmartMatch™ explains what fits; you choose.
- Budget is discussed in plain-language bands: keep it sound, solid middle, or long-term investment.
SmartMatch™ Needs Analysis
RoofSmart’s free visit to look at your roof and accessible attic. It’s a visual, field-documented look at your roof covering, flashings, chimney, venting, and attic, with condition scales and a best-estimate roof-life band. It’s meant to help you decide whether to repair, replace, ventilate, or wait. Optional tests (leak/moisture, infrared/temperature, smoke) are paid unless included, and not every test happens on every visit. See the full checklist: what we inspect in a SmartMatch™ Needs Analysis.
Estimate / proposal
The priced scope that comes after the needs analysis, built from what was actually found and what you choose.
Instant Estimate
An online starting range you can get on your own, without a site visit. It’s useful for budgeting, but it doesn’t replace seeing your roof.
Home inspection
A licensed home inspector’s full-property report. A SmartMatch™ Needs Analysis is not a substitute for one.
SmartMatch™ findings are the inspector’s opinion for your information, limited to the day and time of the visit. No warranties or guarantees are given on inspected components.
Start with your plans, not a product
A one-size-fits-all roof won’t match every Greater Seattle homeowner’s timeline. SmartMatch™ starts with your home’s story and then matches options to both the house and your plans. (More on why a SmartMatch™ visit is personal to your home.)
Selling in the next few years
Often the sensible path is addressing documented problems at a cost that fits a shorter stay, not automatically the longest-lasting premium system. A buyer’s inspector will look at the roof too. Keep in mind that a home inspection is a separate licensed report, not the same as a SmartMatch™ Needs Analysis.
Staying for the long haul
If you plan to stay for decades, durability, lower long-term maintenance, and lifetime cost tend to matter more. Higher-tier asphalt, metal, or other systems can enter the conversation as options, framed by what your house can support, not by hype.
Somewhere in between, or not sure yet
Repair, ventilation fixes, or a staged plan may make more sense than a full replacement right now. For how we keep the scope honest, see how we keep your roofing scope right-sized.
What your house decides for you
Some constraints come from the building, not the brochure.
Here’s how your house narrows the options. To see how we check each one on site, read how slope, layers, and venting are checked.
- Slope: Steep sections and low-slope or flat sections often need different systems on the same house.
- Layers and deck: The existing layer count and deck condition narrow what makes sense under code and will last.
- Attic venting and insulation: Attic problems can change which upgrades belong in the scope.
- Chimney, skylights, and other penetrations: Flashing details affect complexity and material fit.
- Shade and moss exposure: North slopes and tree cover change upkeep expectations.
- Trees overhead: Debris and branch risk influence material and maintenance conversations.
- HOA rules: We’ll ask about association limits because they affect color, material, and approval. That’s part of our conversation with you, not something we inspect on the free visit.
The free SmartMatch™ visit is a visual and accessible-areas analysis; optional leak/moisture, infrared, and smoke tests are paid unless included. Unless paid for, not all tests will necessarily be performed.
Common roof options, framed as options (not a ranking)
| Option | Often considered when… | Questions to ask |
|---|---|---|
| Asphalt shingles (standard tiers) | You want a familiar look, solid performance for many Greater Seattle homes, and a middle-of-the-road investment | What tier fits my slopes and how long I’ll stay? How does ventilation affect shingle life here? |
| Asphalt shingles (higher tiers) | You’re staying longer and want stronger wind, algae, and warranty packages without leaving asphalt | What’s different in the underlayment, starter, and ridge details, not just the shingle? |
| Metal (e.g., standing seam) | Durability, a longer time horizon, or a look that fits the home is the priority | Are my structure and details a good fit? See is a metal roof right for you? |
| Low-slope / flat systems | Parts of the roof are too low for standard steep-slope shingles | Which system is designed for that pitch? Steep-slope shingles shouldn’t be forced onto a low-slope section. |
| Specialty (synthetic shake/slate, tile, cedar, etc.) | Style, HOA rules, or the architecture call for a non-asphalt look, and the structure can support it | What maintenance and weight implications should I expect? |

Budget bands, in plain words
We talk budget in plain-language bands rather than dollar figures:
Keep it sound for now
Address documented problems; prioritize leak paths, ventilation fixes, or a right-sized repair when findings support it.
Solid middle
A full system that fits the house for a typical stay, with appropriate underlayment, flashing, and venting, not every optional upgrade.
Long-term investment
Higher material tiers, more durable detailing, and accessory choices that reduce long-horizon maintenance risk.
What usually changes between bands: material tier, ventilation upgrades, accessories, and warranty tier on installed work. See how we price roofing and financing options (ask about current terms).
How installation and warranty factor into the match
Installation
How the roof goes on matters as much as which product you pick. See our Egghead Installation Process for the standards we follow.
Warranty on installed work
Installed roofs can carry workmanship and manufacturer coverage under our TripleGuard™ Roofing Warranty. That’s separate from SmartMatch™ findings, which carry no warranty or guarantee on inspected components.
A simple decision worksheet
Answer these before or after your visit. They’re for you, not a sales script:
- How long do I plan to stay in this home?
- Which budget band feels comfortable: keep it sound, solid middle, or long-term investment?
- Any HOA or neighborhood limits on material or color?
- Any active leaks, stains, or moss or venting worries right now?
- Do I want optional tests (infrared, smoke, leak/moisture) scoped when I book?
- Which look do I like, and can my roof’s slope and structure support it?
Frequently asked questions
How do I know which roof is right for my home?
Start with four inputs: how long you’ll stay, your roof’s slope and structure, your attic and venting condition, and your budget comfort. A SmartMatch™ Needs Analysis covers the house side; you bring the plans side.
What roof makes sense if I’m selling soon?
Often it’s a scope that fixes documented problems at a sensible cost, rather than the longest-lasting premium system. That’s general guidance, not a price quote.
What if I plan to stay 20+ years?
Durability and lower long-term maintenance tend to matter more. Higher-tier asphalt, metal, or other systems are worth discussing as options that fit your house and goals.
Does roof slope limit my material options?
Yes. Low-slope and flat sections need systems designed for them; see flat roof options. Rather than go by a rule of thumb, we measure your roof’s pitch on site and recommend systems made for it.
Are metal roofs a good fit in Greater Seattle?
They can be, depending on the home, budget, and goals. More detail: is a metal roof right for you?
Does SmartMatch™ pick the material for me?
No. It documents the house and explains the options that fit; you choose.
Can I see pricing before a visit?
Yes, in general terms. How we price roofing explains our approach, and a firm proposal comes after the needs analysis. For a starting range online before a visit, try our Instant Estimate.
